During this week’s #AptChat you called the shots, choosing the topics and asking the questions.
The latest free-for-all touched on Amazon, Zumper, and chatbots; these are the highlights. (Click on the links to jump straight to a specific question.)
- Q1: What are your thoughts on Amazon entering the package locker space? Good for the industry? (Are you using package lockers now?)
- Q2: We saw that Zumper is launching a service to walk renters through the application process. Useful? Good idea for your market?

Q1 Our communities stopped accepting pkgs & we won’t ever use pkg lockers (co$t) so i think its great for AMZN to fill the need. #AptChat

It’s to their door or held at the hub. Most of our offices are closed weekends and most days during the week, limited hours when open. 1/

Unfortunately, there just isn’t time or manpower to accept them, notify residents, and then be available for convenient pickup. 2/

I would guess that if there is *any* cost associated with it, our company would opt out. 1/

When the govt controls rent, income is limited, so what you can control are costs. Limit every variable to lowest cost possible = profit. 2/

I have seen @ApartmentOcean, but are there any other alternatives for real estate focus? Anything i could investigate for customer service?
— Jake Zachariah, ARM® (@jake_zachariah) August 22, 2017
If you want customer service, you don’t need something industry-specific. Try a builder tool and customize based on your FAQs. #AptChat

👋 we’re pretty excited ourselves! Got any initial thoughts? #AptChat
— Zumper (@Zumper) August 22, 2017
It sounds amazing– and certainly seems like the future direction that renters want things to go. They want simplicity. They want easy.

I think it perfectly makes sense for the smaller firms. Large players like @CamdenLiving @MilestoneMgt @GreystarApts will keep control 1/

It may be an issue trying to determine liability for Fair Housing complaints, however. Who gets investigated for a complaint? 2/
