Craigslist has become our # 1 source of leads in a few of our markets and is at the top of the list in most of the others. We own and operate 4,500 units in 4 regions and have used this ad source for 2 years now on a consistent basis and have even found great success with it in very small markets, it is the leading generator of traffic to our web site (over 30,000 unique visitors in the last 12 months) and that does not even include those prospects that choose to call our properties rather than visiting our website. We are finding, however, that todays generation prefers to do a lot of research before making contact with our properties over the phone so we find that most visit our web site first to get more info.

I have heard that placing links to your website is against the TOS but we have placed links to our web site all over our ads and very rarely get flagged on the site, in fact, we have been using the same account to post ads since the very beginning, so I am not sure that they are enforcing this policy or not. We do have phone #s listed on the site so that prospects can contact us via the phone but we find that more often than not they are going to our web site then calling or visiting.

Hi Mike,

From the analysis, there are some third party sites that are within the CL terms. Postlets, vFlyer, and others.

The best way to ensure CL longevity is to not have a link at all and just respond to the email and phone leads that come in though CL.

Dan, thanks for sharing this breakdown of the Craigslist TOS -- these are important things that every marketer using CL should know.

Based on your analysis, are there any third-party solutions that are acting within the CL terms? Can a service track links without collecting personal information? Could the marketer link to a community blog instead of the property website and be within the rules?

Thanks again for the insights!
